Tiler in Harlow

A tiler is only as good as the surface underneath. In Harlow houses that usually means overboarding a springy timber floor, self-levelling a screed that has dipped, or flattening a wall that is 15mm out over two metres before anything is set out. We price the preparation openly rather than tiling over a problem and blaming the building later.

Preparation is most of the job

A tiler is only as good as the surface underneath. In Harlow houses that usually means overboarding a springy timber floor, self-levelling a screed that has dipped, or flattening a wall that is 15mm out over two metres before anything is set out. We price the preparation openly rather than tiling over a problem and blaming the building later.

Large-format porcelain, done without lippage

600x1200 and larger slabs show every millimetre. Full-bed back-buttering, a levelling clip system throughout, and adhesive mixed to a consistent slump — then a laser check across the run before it goes off. It is slower and it is the only way a big-format wall looks flat under a downlight.

Movement, decoupling and underfloor heating

Tiles crack because the substrate moves, not because the tile was cheap. Timber floors and heated screeds in CM17 to CM20 get a decoupling membrane, perimeter movement joints kept clear of adhesive, and silicone rather than grout at every internal corner and change of plane.

Setting out you will notice for years

Cuts get planned before a tile is fixed: full tiles at the eye line and the door, cuts hidden in corners and under the bath, grout lines run through from wall to floor where the material allows, and pattern repeats checked across boxes so shade variation does not stripe the wall.

Tiling work across Harlow

Harlow is about fifteen minutes south away, so CM17 to CM20 tiling is booked in continuous days with material delivered and checked beforehand. Most bathrooms are two to four days, a kitchen floor one to two, a large open-plan floor up to a week.

Large-format porcelain (600x1200 and up)£60 – £75 per m²
Herringbone or patterned floor£65 – £80 per m²
Natural stone and marble, incl. sealing£70 – £90 per m²

Rates are labour and consumables; tiles, adhesive and trims are quoted separately so you can choose the material freely. Preparation — overboarding, levelling compound, decoupling matting — is listed as its own line, because skipping it is what cracks a floor twelve months later. Small rooms carry a minimum day rate.

Newhall and Church Langley new-builds

Newhall and Church Langley homes usually have level, well-prepared floors, which means large-format porcelain and herringbone go down quickly and cleanly. The thing to watch is the underfloor heating layout: we get the pipe drawing before drilling a single fixing.

Original new town housing

The original Harlow housing has thin screeds over beam-and-block and timber floors that have been overlaid twice. We lift what is loose, prime and self-level rather than tiling onto whatever is already there, and we itemise that preparation so you can see what it costs.

Side returns, paths and outdoor porcelain

Outdoor porcelain has taken over Harlow gardens and side returns. Laid full-bed on a slurry primer with a proper fall and freeze-thaw jointing, it lasts; laid on five dabs, it lifts in the first hard winter. We only do it the first way.

Questions

What people ask before booking

What do you charge for tiling in Harlow?

£45 to £55 per square metre for standard bathroom tiling, £60 to £75 for large-format porcelain, and £70 to £90 for natural stone including sealing. Preparation and materials are itemised separately, and small rooms carry a minimum day rate.

Do you supply the tiles?

We can, at trade rates from our suppliers, or you can buy your own. Order ten per cent extra for cuts and breakages, and keep all the boxes from the same batch.

Can you tile over existing tiles?

Sometimes, on a sound wall with a primer, but we usually advise against it. The old bed hides whatever is failing behind it, and you lose the chance to tank the shower zone properly.

Will you tile over underfloor heating?

Yes. Electric mats and wet systems both need a decoupling layer, flexible S2 adhesive and a controlled first heat-up cycle. We set the commissioning schedule out in writing.

How long does a bathroom take to tile?

Two to four days depending on format and preparation, plus grouting the following morning. Large-format porcelain takes longer per square metre than small tiles, not less.

Can you do outdoor porcelain in Harlow?

Yes — patios, paths and side returns on a properly laid, slurry-primed base with a fall away from the house and jointing compound rated for external use.

Do you fix other people's failed tiling?

Regularly. Most of what we strip out failed at the preparation stage. We will tell you honestly whether it can be patched or needs taking back to the substrate.

How soon can you start?

Tiling slots in CM17 to CM20 are running around 1-2 weeks, and small jobs can often fill a gap sooner. Send photographs and rough measurements for a same-day estimate.
