Substrate first, tile second

Nine out of ten failed tile jobs in CM5 are substrate failures, not tile failures. Timber floors are overboarded or decoupled, screeds are moisture-checked and primed, and old adhesive beds are ground back instead of tiled over. That preparation is quoted in, not added later as an extra.

Large-format porcelain and natural stone

Slabs over 60cm need a flat bed, back-buttering and a solid-bed coverage above 95%, or they ring hollow and crack at the corner. We work with levelling clips, a laser and a wet saw on site so cuts, mitres and shadow gaps are cut to the room rather than to the drawing.

Wet rooms, tanking and falls

Shower areas are tanked over primed, screw-fixed boards with matting tape in the internal corners and collars on the pipe penetrations. Falls are formed with a tray former or a hand-built screed to a linear drain, then flood-tested before a single tile goes on.

Setting out is what you actually see

Set-out is agreed with you before adhesive is mixed: where the full tile lands as you walk in, where the cut goes, how the grout lines run through a doorway, and whether the pattern continues from the kitchen into the Ongar hallway. Ten minutes of set-out decides how the room reads for twenty years.

Tiles, underfloor heating mats and levelling compound are itemised so you can see exactly where the money goes, and we lay tiles supplied by you or by any independent showroom. Substrate repairs are quoted after the survey so nothing appears as a mid-job surprise.

Period and older properties

Tiling in the High Street conservation area, where timber-framed and Georgian fronts hide floors that fall away by 30mm across a single room. Suspended timber floors are overboarded and decoupled so seasonal movement cannot crack a grout line, and heritage floors are lifted carefully where they are worth saving.

What people ask before booking

How much does a tiler cost in Ongar?

Do you supply the tiles or should I?

Either. We lay tiles from any showroom or merchant, and we can price supply too. Send the tile reference before you order — size, thickness and rectification all change the preparation and the labour rate.

My floor is timber. Can it be tiled?

Yes, provided the deflection is acceptable. We overboard or fit a decoupling matting, fix mechanically to the joists and use a flexible adhesive, which is what stops grout cracking a year later.

Can you tile a wet room and guarantee it?

Yes. The area is tanked with a liquid membrane, taped at the corners, collared at the pipes and flood-tested before tiling. The workmanship carries a 2-year guarantee.

How long will a room take?

A bathroom typically two to four days, a kitchen floor and splashback two to three, and a large open-plan floor up to eight including preparation and curing. You get a day-by-day programme with the quote.

Can you match a floor from inside to outside?

Yes, using the same-look internal tile and its frost-rated external twin, with a full mortar bed, correct falls and a drainage channel at the threshold.

Do you charge to travel to Ongar?
